Asphalt sealcoating is an essential piece of asphalt maintenance, thus restoring the health of your pavement. Asphalt is approximately 94% aggregate (rock) and 6% binders. Binders are essentially the glue that holds aggregate together. These binders are susceptible to damage from UV light, oxidation, freeze/thaw cycles, oil-gas-grease spills and water borne damage.
Collectively, these damaging elements breakdown the binders. This further accelerates the pavements overall deterioration. As a result, your pavement will experience surface cracks, potholes, alligator cracks and raveling.

Asphalt seal coating acts as a waterproofing agent and will help fill small cracks, preventing the unwanted migration of surface water into the underlying base materials. Preventing water from penetrating underneath your asphalt is critical to reducing potholes from forming.
Seal coating replaces lost oils, binders, and other protect-ants. Also, reapplying some lost aggregate in the form of sand (mixed with sealant in our tank) increases the sealcoats expected life and enhances the surfaces slip resistance.
Sealcoating restores the rich black luster of the pavement which provides several benefits (in addition to beautification).
First, the black color heats faster and higher than oxidized pavements, which helps with the melting of snow and ice.
Second, the additional heat gain also aids in the pavement maintaining its pliable properties. This further reduces expected damage from traffic.
Finally, the rich black luster provides the perfect canvas for line striping operations on commercial projects.
When it comes to asphalt sealcoating, our high-pressure applicator system applies a uniform coating of sealant with sand for increased durability and anti-wear properties. Brooms or squeegees are generally limited to cutting in around sidewalks, walls, etc., unless the pavements deterioration requires a combination of a squeegee coat and a spray coat.
There will be a slightly visible difference in the broomed/squeegeed portions vs. that of the sprayed application.
Applying sealcoat by hand, by broom specifically, works well especially with “rough asphalt.” A minor issue that can arise is as the years pass, some streaking may reveal itself from the bristles. We can back drag with a “soft” broom or apply a second spray coat to greatly minimize this issue.
