Causes of premature sealcoat failure
There are 4 primary causes of early sealcoat failure; Over dilution of sealer, Dirty surface, Untreated oil spills, or Improper temperature application.
The Result of Dilution
Watered-down sealer is essentially black paint. It lacks the high solids necessary to fill the pores of your asphalt and creates a thin film that peels, flakes, or wears away within a single season. Unscrupulous contractors add excessive water to their tanks to lower their material costs and provide a "budget" bid that looks attractive on paper.
Our Standard
Asphalt MD uses only professional-grade, undiluted sealer. We follow manufacturer specifications to the letter because we prioritize the structural health of your pavement over a quick profit. When we spray, we apply multiple layers providing a durable moisture and UV barrier that actually doubles the life of your asphalt.
