Sealcoating adds a layer of protection to the asphalt helping protect it from harmful UV light, gas & oil spills, and pothole causing moisture.  It effectively is a sunscreen and moisturizer for your asphalt. 

Pavement cracks are typically caused by oxidation, temperature changes, and weakness in the underlying base layers. Filling the cracks with a suitable repair material prevents water from entering the crack where is further deteriorates the asphalt and sub-base causing potholes.  

Potholes occur when sealcoating and crack-filling have not been done regularly.  Repair will depend on size, depth, location, and budget.  Cold or hot asphalt patches are repair options. 

For commercial properties, curb appeal is everything.  Freshen it up with restriping old worn stall lines, handicap parking, and directional arrows.
